Meeting Robert Reffkin: A New Chapter for Coldwell Banker and Marin County Real Estate
By Marc Chappell | Coldwell Banker Realty
What if your next dream home isn't listed on Zillow, Realtor.com, or even the local MLS?
That question is becoming increasingly relevant as one of the most significant transformations in residential real estate creates new opportunities for buyers and sellers.
I recently had the opportunity to meet Robert Reffkin, founder and CEO of Compass, an entrepreneur whose vision for technology, innovation, and real estate marketing has helped reshape our industry.
The meeting was particularly meaningful given Compass's acquisition of Anywhere Real Estate, the former parent company of Coldwell Banker.
As a Coldwell Banker real estate broker serving Marin County, I see this development as more than a corporate merger. It represents an opportunity to bring additional resources, expanded property visibility, and innovative marketing strategies to the people I represent.
A Major Change in the Real Estate Industry
On January 9, 2026, Compass completed its acquisition of Anywhere Real Estate, bringing together some of the industry's most recognized brands, including Coldwell Banker, Compass, Corcoran, and Sotheby's International Realty.
One of the most interesting aspects of this combination is the potential for expanded access to properties that are not yet publicly advertised.
Compass has pioneered a marketing strategy built around Private Exclusives and Coming Soon listings, allowing participating sellers to introduce their properties to a network of real estate professionals and qualified buyers before a broader public launch.
With Coldwell Banker now part of the same corporate family, these opportunities are expanding across the combined company's network.
What Are Private Exclusive or Pocket Listings?
Traditionally, most homes are advertised through the Multiple Listing Service (MLS), making them widely visible on real estate websites.
However, not every seller wants immediate public exposure.
Some homeowners prefer to market their property privately before announcing that it is for sale. Others want to gauge buyer interest, preserve privacy, or prepare their home for a broader launch.
These properties are often described as pocket listings, off-market properties, or private exclusives.
For buyers, this can mean learning about properties that may not appear in their usual online searches.
For sellers, it can offer an additional marketing option, although a private approach must always be weighed against the potential advantages of full market exposure.
What This Means for Marin County Homebuyers
Imagine searching for a waterfront home in Bel Marin Keys, a luxury residence in Belvedere or Tiburon, or a distinctive property elsewhere in Marin County.
You have reviewed every publicly advertised listing, but nothing quite meets your needs.
What if another suitable property is being marketed privately?
As Compass integrates its technology and listing network with Coldwell Banker and other owned brokerages, participating agents can potentially identify additional opportunities for qualified buyers.
That can be especially valuable in Marin County, where certain waterfront homes, luxury properties, and homes in highly desirable neighborhoods are relatively scarce.
The more complete your understanding of available inventory, the better positioned you are to make an informed purchase.
What This Means for Home Sellers
For homeowners considering selling, the expanded network may also offer additional flexibility.
Depending on the property, seller preferences, and applicable marketing rules, a private marketing period may help:
Introduce a home to qualified buyers before its public debut.
Gather early feedback on pricing and buyer interest.
Preserve a degree of privacy during the initial marketing period.
Build awareness while preparing the property for broader exposure.
Private marketing is not necessarily the best strategy for every home. Public advertising can attract a larger pool of buyers and create valuable competition.
My responsibility as a broker is to help each seller evaluate the alternatives and select a strategy that best serves their interests.
Combining Local Expertise With a Broader Network
Technology and corporate resources are valuable, but real estate remains fundamentally a relationship business.
Knowing the neighborhoods, understanding local property values, recognizing buyer preferences, and negotiating effectively are essential.
My approach combines the resources of Coldwell Banker with local knowledge of Marin County communities, including Novato, Bel Marin Keys, San Rafael, Belvedere, and Tiburon.
The Compass–Anywhere combination creates opportunities to complement that local expertise with a broader network of real estate professionals and additional property-marketing tools.
Meeting Robert Reffkin gave me a personal connection to the leadership behind this important evolution in our industry.
But the question that matters most is simple:
How can these changes help my clients achieve better real estate outcomes?
That will continue to guide how I evaluate and use these new resources.
